Overall Accountabilities: 

• Engage contract and commercial as specialist where required in the group real estate investment projects.
• Monitor the contractual compliance of all the commercial matters; and ensure the protection of rights and discharge of obligations related to all the contractual / commercial matters.
• Interpret the express and implied terms and conditions of various contract documents; advise the management on all the contractual matters; and prepare any required correspondences.
• Identify, prepare and follow-up contractual claims (and variations); assess cost impacts; prepare narratives and contractual correspondences related to claims (and variations).
• Liaise and negotiate with engineers’ / employers’ representatives with regard to the review,determination and final settlement of contractual claims (as well as variations)
• Oversee the overall functions of the quantity surveying teams, and monitor the preparation of monthly interim payment applications (IPAs) in a centralized manner.
• Prepare and submit cost proposals / cost impact assessments (related to engineer’s instructions, variation orders or any other change requests); and follow-up their approvals.
• Prepare notifications of potential claims (and variations); maintain contemporaneous records;
• prepare cause and effect analysis; perform quantum analysis and prepare the assessment.
• Prepare contractual correspondences to the Engineer / Employer; and check various aspects of main contract works for their compliance (cost and time) with the conditions of contract.
• Oversee the functions of the quantity surveying team for the preparation of monthly interim payment applications and for the certification of subcontractors’ payment applications.
• Scrutinize IFC drawings, shop drawings, RFCs (and any other documents) to identify the activities vary to the scope of works, and assess the change impact. Review the Engineer’s site instructions and the relevant cost impact recommendations for acceptance / challenging.
• Review third-party proposals for commercial evaluation of provisional sum (PS) scope of works;

      critically analyze and estimate new rates; and submit for the activation of such PS items
