Conducts routine inspection of all MECHANICAL equipment in the buildings, sport facilities, chiller plants, sewage and drainage facilities, domestic and irrigation water facilities-to verify.


  • Operation ability and maintenance plan implementation including preparation of snag reports for action of outsourced Operation & Maintenance Contractor and attending to Oracle System Work Requests (site inspection and evaluation)

Heating, ventilation & Air conditioning system facilities
- (chillers, cooling towers, pumps, air handling units, fan coil units, split ACU, Window ACU, package ACU,DX ACU, precision ACU, Toilet exhaust fans, fume hood extract fans, air compressors, piping-insulation, cladding system, hydronic system specialty devices, gauges, pressurization units, VFD/VSD panels, chiller plant managers)


Sewage and Drainage Facilities
- (Sump pits, lift stations, pumps, manholes, piping system, dour control facility, water meter registry readings)


Firefighting facilities

  • Sprinkle system (springer gears, hydronic spatiality devices, pumps, DG sets, switch gears, pipe and hangers, fuel tank)
  • Fire hose cabinets and associated components
  • Clean agent suppression system (N2 gas, FM 200 gas, nozzles, cylinders, solenoid valves, gauges, pipes, and hangers)

OPERATION

  • Supervises the daily operation of various MECHANICAL equipment like centrifugal chillers, screw chillers, package units, split units, window air conditioners, cooling towers, pumps, lift stations, motorized valves, air handling units, piping system, fan coil units, laboratory infrastructures and other mechanical equipment to ensure the proper and orderly operational status according to established original equipment manufacturer equipment nameplate and/or catalogues or manuals.
  • Records, notes and reports to the engineer or his authorized representative all noted equipment abnormalities and/or deviation in terms of operating parameters
  • Maintains filing and ensures safekeeping of all operations reports documents for all buildings services buildings &other essentials
  • Assist all specialists service contractors during conduct of respective works as directed by engineer or authorized person

MAINTENANCE

  • Supervise the implementation of planned preventive maintenance schedule of all building facilities and service buildings in terms of implementation of site, manpower deployment, materials availability.
  • Reports to the Engineer and/or his authorized representative the actual observation, comments of the level of effectiveness of the current planned preventive maintenance program (PPM) especially for any deviation, constraints noncompliance, improvement schemes to optic the PPM activities that is/are suitable/distinct/applicable to the area of work.
  • Supervises and ensures a timely resolution of corrective maintenance requests, complaints and emergency works.
  • Inspect checks and prepares internal reports on the inventory level of all spare parts and other consumables by outsourced maintenance contractor
  • Monitor the performance of other maintenance and operation contractor take corrective action where appropriate
  • Inspect the work to be done upon the receipt of request for works through the oracle work request, the letter or verbally by the various departments and reports to the oracle planner in order for him to issue the oracle work orders
  • Maintain detailed project files and ensure that an updated copy of the documents such as "as built" drawings are submitted to the archives and mail unit at an appropriate stageduring the project or its completion
  • Prepare reports on maintenance work detailing the progress backlog service levels adverse trends and appropriate recommendation and discuss these with the head of mechanical unit
  • Ensure that all the relevent facilities master data and maintenance related informations is updated in facilities maintenance system in an accurate and timely manner
  • Ensure that security and safety guidelines are followed and assist the head of security and safety in preparing reports for any security and/or safety incidents
  • Maintain confidentiality of information at all times
  • Perform other job duties as necessary and assigned by the engineer or is authorized representative.
