Residences Manager:


Be an ambassador of the brand and the property as Residences Manager, where your leadership, strong interpersonal skills and strategic vision will drive an engaged team, owner and guest satisfaction and maximized operating results.


You will report to the Hotel General Manager and have overarching accountability for the delivery of brand experience, property management, Home Owner Association (or equivalent) administration & governance, lifestyle, health & safety, management of residential employees, administration, facility management, housekeeping, legal compliance and delivery of all elements of the Residential Owner experience.

Your main responsibilities will be and not limited to:


  • Monitor property and asset readiness during the preopening/construction completion phase working closely with the developer partner to address any shortcomings and minimize risk to the brand.
  • Support regional Mixed-Use team in establishing applicable management agreements, governing documents, undertaking licensing activities and establishing residential preopening budget and HOA budget estimates (once established).
  • Establish property specific standard operating procedures to enable and ensure the effective delivery of brand standards into the Private Homes component.
  • Manage communication relevant to establishing and implementing of the Residential Homeowners Associations (or equivalent) with a comprehension of local real estate legislation to ensure compliance in all matters.
  • Manage daytoday operations of the Residential HOA (or equivalent), ensuring adherence to local legislation, the project agreements, and the policies and procedures of the Brand.
  • Prepare and distribute monthly management reports.
  • Conduct regular audits and inspections to assess compliance and identify areas for improvement.
  • Oversee daytoday operations of branded residences, including maintenance, security, housekeeping, and concierge services.
  • Implement and enforce standard operating procedures to ensure consistent service delivery and brand standards adherence.

Qualifications

Your experience and skills include:

  • Recognised bachelor's degree in Business Administration/Building Surveying/Hospitality/Property Management
  • Experience in hospitality and Residences Management.
  • 35 years working in high end or luxury mixed use residential developments
  • Qualification (if relevant) in HOA Property Management, and willingness to undertake such qualifications if needed for the role
  • Understanding of Local Real Estate Legislation
  • Must be fluent in verbal and written English
  • Strong leadership skills and interpersonal communication skills.
  • Excellent computer literacy required. Microsoft Office proficiency (including Powerpoint and Excel)
